Description:
This 5 storey, 11,613 SQ M suburban office building is the second phase of an office park and is designed to respect the style of the original 1980’s development and maintain the campus feel of the site. Located adjacent to the Queensway Highway the facade has been designed with simple and contemporary detailing of horizontal pre-cast and ribbon windows to respect the design aesthetics of the original building, while providing a simple curtain-wall feature facing the heavily traveled highway that will become the building’s signature element and provide unique signage opportunities.
To be developed under GMP D/B contract between a National Constructor and a major Pension Fund, the building will pursue LEED Silver accreditation. The team has carefully developed a fully integrated design, providing exceptional building envelope performance with minimized HVAC plant and a very highly efficient HRV, resulting in projected energy savings 30% below ASHRAE 90.1 standards. Other LEED features include occupancy sensors for HVAC and lighting controls, storm water harvesting, shower facilities, low-emitting materials, recycled content materials and best practice commissioning.
